Our first meeting

We’ll ask plenty of questions to get a thorough understanding of your goals. You’ll explain your timeline and expectations, and we’ll let you know exactly how we can help, share current market trends, and provide a Comparative Market Analysis (CMA) to help inform our pricing strategy.

We’ll also figure out whether you need to purchase a home during this process, and whether you should buy or sell your current property first. Moving out of town? We’ll connect you with another industry-leading agent in the city you’re moving to for a smooth transition.

Listing your property

To protect your best interest, we’ll present you with a listing agreement before we begin selling your home. This document establishes seller agency over the sale, keeping you in charge, and allows our team to facilitate that process.

Next, we’ll determine the best list date and price for your property to start your sale on the right foot.

After sorting out the initial details of your home sale, we’ll connect you with our staging expert, who will do a walk-through of your property and explain how they will transform your home to show in its best light.

Our in-house photographer and videographer will capture high-resolution, professional photos and videos of your beautifully staged property which we’ll display across our online platforms and throughout our print marketing materials.

Once your property is market-ready, we’ll install a Royal LePage Team Realty Hauschild Group for-sale sign in front of your home to announce your property has been listed. When it’s time to let buyers see your home, we’ll install a lockbox in a visible and convenient location to make showings as smooth as possible.

To showcase your property to as many interested buyers as possible, we’ll:

  • List your home on the Multiple Listings Service (MLS)
  • List your home on our website and social media channels
  • Gain further exposure  by linking with many other Canadian and international search engines
  • Display your home on realtor.ca within 48 hours and upload your listing to the national Royal LePage website

Showing your home

Our brokerage has a dedicated administrative staff whose sole focus is answering calls for showing requests. This way, we’ll never miss an opportunity to meet the right buyer for your property.

First, a buyer lets their agent know they’re interested in your listing, and their agent requests a showing through our industry standard ShowingTime app.

You’ll have access to the Home ShowingTime app where you can track showing requests and activity. If you need to make changes to your showing instructions, our Client Care Coordinator will walk you through the process.

Following the showing, we’ll reach out to the buyer agent for feedback to get valuable information about how to improve future showings, and adjust our strategy to make sure we secure the best offer for your home.

Marketing your home

Feature sheets and for-sale signs aren’t all we do to market your home. In addition to posting your listing on the previously mentioned sites, we’ll share your listing across Facebook, Instagram, and Youtube to strategically target your ideal buyer.

Using sponsored social media posts and other innovative digital marketing tactics including Search Engine Optimization (SEO) and email marketing campaigns, we’ll make sure your listing reaches the most buyers possible.

Because we’re focused on delivering results, we keep detailed records of each property showing and use the feedback data to keep you informed and create a better sale.
